The renovation of the former spa house from the turn of the 19th century located at one of the highest places in Mariánské Lázně. Right in front of the house, there is a Neo-Baroque cast-iron colonnade and a Classicist-Empire pavilion for the Křížový pramen (The Cross Spring); one part of the house is situated within its 50-m protection zone. The objective of the renovation was converting the house to a hotel type residential building for exacting clients.

The original building was brickwork with a combined system of pillars and walls, and timber joist floors, there was a reinforced concrete coffered ceiling on the ground floor, numerous balconies were corbelled resting on steel profiles.

The architectural design of the renovation was based on the endeavour to exploit the used area of floors to the maximum. That is why the proposal was to use the central atrium for main circulation, with inserted glass floors, a staircase and a lift in so that the narrow space could let as much light in as possible, and the numerous corridors would be eliminated.

The suits are arranged as continuous rooms, the bedrooms and bathrooms are also their part utilising glass partitions and screens, where possible. There is a luxury maisonette flat in the attic with a private roof terrace, which is separated from the neighbouring buildings by the perimeter roof ridge. The basement is used as a service facility for the tenants. There is a reception on the ground floor and necessary BOH and retail areas with a separate entrance from the street.

There is a new stone-tile floor in the common areas. The staircase with stainless steel stringboards has glass steps and a balustrade; the lift is also fully glazed.

The suits combine several materials used in modern architecture – solid timber floor combined with glass party walls, etc.
